Only 22 units left for Saipan Comfort Homes

Of the 40 units available at Saipan Comfort Homes, only 22 are left available for rent, even as the fourth Triple J housing project held its official ribbon cutting yesterday.

The housing project is part of the Low Income Housing Tax Credit Program, or the LIHTC program, a federal program that allows for the use of private equity for the development of affordable housing.

According to representatives of Triple J, all legal residents of the CNMI, regardless of citizenship, are eligible to apply for the housing, which costs $640 monthly and is fully furnished. It is located at Chalan Tun Antonio Apa, right across the Northern Marianas College.

One thing to keep in mind, though, is that the housing project is only for low-income tenants, meaning there is a maximum household annual income limit.

For one person, the limit cap is at $26,040. Interested applicants who are planning to live alone in the housing project but has an annual income of more than $26,040 would be denied.

For a family of two, the limit bumps up to $29,760; for three people the limit is at $33,480; for four people the limit is at $37,200; and for five people the limit is $40,200 combined.

For those who avail of Northern Marianas Housing Corp.’s Section 8 voucher, applicants would have to clarify with the leasing office regarding certain conditions of stay. Nonetheless, those that avail of Section 8 are qualified to apply.

The lease lasts for a year and may or may not be renewed by the tenant.

The unit is about 1,000 square foot and features two bedrooms, two bathroom units, garbage disposal, solid surface countertops, reverse osmosis drinking water, solar hot water system, typhoon-proof double pane windows, typhoon shutters, ceiling fans in every room, ceramic floors, access to a primary generator, uncovered parking, and an energy efficient refrigerator, stove/oven, washer, and dryer.

The housing area hosts a gated community, security cameras, a basketball and volleyball court, a community center, access to Wi-Fi, and a fitness room.

As of this writing, five out of 18 units are already occupied by tenants.

According to Triple J leasing manager Sophia Dela Cruz, the processing time takes at least two days, given that all necessary documents are present.
